Choose Pro when you want direct booking requests on your site, secure pay-later links, invoice PDFs, and optional guest card payments when you are ready.

Is RentalBeam a property management system (PMS)?

No - and that is the point. A full PMS bundles channel management, housekeeping, team tools, and reporting at a matching price and setup effort. RentalBeam does one job well: it keeps a synced availability calendar on your own website and, on Pro, takes direct booking requests and payments there. It works alongside Airbnb, VRBO, Booking.com, and any PMS you already use, so most independent hosts never need to switch platforms to get direct bookings.

Does Pro charge a commission or booking fee?

No. RentalBeam Pro takes zero commission and adds no RentalBeam booking fee - your direct booking revenue is 100% yours. The only cost when a guest pays by card through RentalBeam is the standard Stripe card-processing fee, which goes to Stripe, not RentalBeam. Inquiry-only, pay-later, and off-platform bookings (such as bank transfer) carry no per-transaction cost at all.

Does Pro include coupon codes and discounts?

Yes. Pro includes coupon codes, percentage and fixed-amount discount rules, and seasonal pricing tiers from the same booking form setup. You can also combine them with configurable fees, custom guest fields, guest-count controls, and booking rules.

Is there a free trial for Pro?

Accepted Answer

Yes. When upgrading from the Free plan, the Pro 3-rental tier includes a free trial: 7 days on monthly billing or 14 days on annual billing. You will not be charged during the trial. Changing your plan while on the trial (up or down) starts your paid subscription right away and bills you then, so stay on the trial if you just want to keep evaluating.

Can I cancel anytime?

Absolutely. Cancel from your billing dashboard at any time - no questions asked, no cancellation fees. Your plan stays active until the end of the current billing period.

How does annual billing work?

Annual billing follows our 10 months for the price of 12 policy - charging the full yearly total up front while saving you about 17% compared to monthly billing. The pricing page shows the monthly equivalent first so plans are easy to compare, with the full annual total as supporting detail.

How do rental tiers work?

Plus and Pro are each available in 3, 10, or 25-rental tiers. Pick the tier that fits your property count and upgrade later if you grow. Custom quantities are also available.

What happens to my data if I downgrade?

Your rentals are archived (not deleted), and custom colors revert to defaults. All data is preserved. You can restore archived rentals if you upgrade again.

Import your Airbnb, VRBO, and Booking.com iCal feeds into RentalBeam to power your website calendar. Then export a single combined RentalBeam feed back out to Google Calendar or into OTA calendar imports where iCal import is supported - keeping availability consistent across all channels.

Yes. On Pro, hosts can stay inquiry-first, approve a request and send a secure payment page later, or let guests pay inside the widget. Payment links, split payment steps, invoice PDFs, and host review stay connected in the same flow.

Can direct bookings still cause a double booking?

Accepted Answer

Inquiry-only and pay-later requests wait for your approval, so they can never double-book, no matter how your calendars sync - use them for the strongest protection. Pay-in-widget confirms instantly, so it works best when RentalBeam is your main booking channel. Calendars do not update in real time: RentalBeam re-checks your connected feeds frequently, but the platforms you sync from (Airbnb, VRBO, Booking.com, and others) only refresh their own exported calendars on their schedule, so a booking taken on one may not appear in its feed right away.

How do guest card payment costs work?

RentalBeam takes no commission and adds no booking fee. If you enable guest card payments on Pro, your only cost is the underlying Stripe card-processing fee for your region - the same fee any payment processor charges, paid to Stripe rather than RentalBeam. Inquiry-only and pay-later bookings have no per-transaction cost. Exact processing costs vary by country and card type.
