Co-hosts & handing over

Let someone help run a rental from their own account, or hand the rental over to them.

A co-host is someone you trust to run a rental with you: a property manager, a partner who answers guests, or the person buying your rental. They sign in with their own account, so nobody shares a password. They see your guests' names, contact details and messages, so invite only people you would hand your bookings to.

Someone who only needs your dates, like a cleaner, does not need to be a co-host. Share a calendar link from the rental's Calendar sync instead: it shows which days are taken, without guest details.

Invite a co-host

  1. 1Open the rental from the Rentals tab and choose People in its side menu.
  2. 2Press Invite a co-host and type the email address they sign in with. You can add your other rentals to the same invite.
  3. 3They get an email and accept from their own RentalBeam account, signed in with that address. The invite works for 7 days, and you can send it again or cancel it on the same page.

A rental can have up to 10 co-hosts.

What a co-host can do

A co-host manages the rental's calendar, dates and prices, its widgets, its booking settings, and its bookings, guest messages and payment requests. The rental runs on your plan, so they get what your plan includes on it, whatever their own plan is, and it never counts toward their plan.

Five things stay yours: where guest payments go (the payout account, and the business details and bank or cash instructions on your payment requests), your plan, who has access, archiving or duplicating the rental, and deleting it.

Booking emails go to your address unless you choose other addresses in the rental's Emails section. A co-host can add their own sign-in address there. When they leave or you remove them, it comes off again.

See who changed what

Once a rental has a co-host, its People page lists what each of you did over the last year: bookings confirmed, declined, canceled or moved, payment requests sent and payments recorded, and changes to open dates, prices, connected calendars and booking settings. Several edits one person makes within a few minutes show as one line.

Remove a co-host or leave

On the People page, press Remove next to a co-host. A co-host can press Leave on their own row. Either way they stop seeing the rental and its bookings at once, and you can invite them again later.

A calendar link they copied while they were a co-host keeps working, because Airbnb and the other sites read the same link. Calendar links share only which days are taken unless you turned guest details on for one. If you did, make a new link in Calendar sync and delete the old one.

Hand a rental over

When you sell a rental or step back from it, you can make a co-host its owner.

  1. 1Invite the new owner as a co-host first, and wait until they have joined.
  2. 2On the rental's People page, press Hand over and choose them.
  3. 3They review what changes for them and accept within 7 days. Until they do, nothing changes, and you can cancel the offer.

When they accept, the rental moves to their plan and they decide who has access. Its calendar, prices and bookings stay as they are, and the widgets on your website keep working with what their plan includes. You stay on as a co-host until you leave or they remove you.

Money guests have already paid stays with you. From then on, card payments and the payment requests the new owner sends pay them. If the rental takes card payments, the new owner chooses one of their own Stripe accounts when they accept. Card payments pause until they do.

Your business details and your bank and cash payment instructions come off the rental, so the new owner adds their own in its Payments section before they send a payment request. Booking emails go to the new owner.

Payment requests you issued stay yours. You can still download them after you leave, from the Payouts tab. The new owner sees them too, because they now run the rental.
